Most of my Property Valuations are performed for people who are considering
selling - they want my opinion of how much their home will sell for, and how
quickly it will sell. But there are also times when a Property Valuation is needed for other
reasons; insurance companies, for example, may use the term CMA
(Competitive Market Analysis) or BPO (Broker Price Opinion) when they request a
Property Valuation.
The real estate market has changed dramatically in the past five years, and
that makes it difficult for people to know how much their home is worth.
There are many factors that work together to determine value, and my years of
experience help me to effectively analyze these factors.
I have been providing Property Valuations for over 15 years, and I have even
been qualified as an expert witness on Property Valuation and testified in
court! I have provided property value data to judges, lawyers, banks,
financial planners, nursing homes, REO and relocation companies.
Assigning a value to a property is not an exact science because there are so
many variables. Location, condition, time constraints and zoning are just
some of those factors, and a thorough working knowledge of the area is of utmost
importance. The ability to collect comparative sales data through the
Multiple Listing Service and from professional real estate appraisers in the
area is also a key to accurately determining a property's value.
I provide market evaluations on area properties absolutely free of charge and
